Tenant Find
The standard fee for Tenant Find for your property is 5% of the annual rent achieved, up to a maximum of £1,500. (VAT is not payable.)
It always includes;
- Market appraisal and rental valuation
- Preparation work to ready property for optimum presentation & advertising (commissioning of floorplans & photography, crafting description)
- Arranging and conducting all viewings
- Organising tenant referencing, right to rent checks and ensuring deposits are secured correctly
- Preparation of legally binding tenancy contracts through to signature
- Management of any required trades /works to ensure compliance
- Tenant Check in
The landlord will be charged additional fixed fees at cost for;
- Advertising on major portals (Rightmove, Zoopla, Gumtree etc)
- Floorplans, photography, virtual tours
- EPCs
- Gas safe Certificate and Electrical Condition Report if required
- Comprehensive Tenant Referencing
- Tenancy contract
- Deposit to be secured in recognised Government Scheme
- Pre tenancy Professional Condition/Inventory Report of your property prepared by independent expert

Full Tenancy Management
The fee for Full Tenancy Management is charged at 5% of the annual rent achieved in addition to the Tenant Find Fee. This service includes;
- Initial ‘settling in’ visit for all new tenancies conducted at 8-10 weeks into the tenancy
- Inspection at 6 months and again at 12 months
- Repair and maintenance report
- Annual gas safe /other legal notices reminders
- First port of call for tenants 24/7 all year round
- Management of all trades required for any maintenance, repairs and emergency call outs
- Ongoing tenant /landlord liaison throughout the tenancy
- Regular statements and reporting on costs
Note: The Ethical Landlady does not currently offer a rent collection service. Rent is paid directly from the tenant to the landlord. If rent collection is required this can be organised separately.
Tenant Fees

Tenant Holding Deposit
A non-refundable deposit paid by a tenant in order to secure a property whilst the administration takes place. If the let proceeds, this fee is refunded or offset against the move in monies.
Dilapidations Deposit
A deposit paid by the tenant at the start of a tenancy which will be held in an approved Government Deposit Scheme for the duration of the tenancy. At the end of the tenancy, it is dealt with in accordance with the terms of the tenancy agreement. The maximum Deposit that can be charged prior to renting a property is the equivalent to five weeks’ rent.
Tenancy Amendment Fee
A charge made in order to administer a change to a tenancy including a replacement tenant situation or early termination of a tenancy at the request of the tenant – £50
Default Fees
Late payment of rent
An interest charge will be applied if a rent payment is more than 14 days overdue for each day the payment is outstanding at 3% above Bank of England Rate
Lost keys (£Actual)
A charge for a lost key(s) or equivalent security device(s). The landlord or The Ethical Landlady will provide evidence, in writing, to the person liable for the payment to demonstrate that the costs they have incurred are reasonable. The default fee for lost keys or other respective security devices is the actual cost of replacement.
Re-letting cost (£250)
If the tenant wishes to surrender the tenancy during a fixed term (early termination), and the Landlord agrees, a payment to cover the costs of marketing, a new tenancy agreement and references for a new tenant is due.
